The Site

Today, the site includes a Canadian Tire store, a Service Ontario office (839 Yonge Street), and a Canadian Tire gas station (835 Yonge Street). The site also includes a parking lot.

The site is conveniently located in midtown, in close proximity to several transit stations, public amenities and parks. Our proposed redevelopment reflects the diverse range of residences and commercial buildings surrounding this location, by highlighting the neighbourhood’s heritage value, dynamic architecture and design.

The Future of 835-839 Yonge Street

Proposal Features

Canadian Tire

The 10-storey podium, sitting at the base of the South Tower, will contain a mix of retail space and a combination of residential units and amenity space. The retail space will be dedicated to the new store. Visitors will enter the store through the retained heritage façade fronting on Yonge Street.

Yonge Street/North Tower

Fronting on Yonge Street, the North Tower is proposed to be 49-storeys high. Residents of the tower will use an entrance on Yonge Street, which is separate from the Canadian Tire store.

Ravine/South Tower

Backing onto the TTC corridor, the South Tower is proposed to be 41-storeys high. Residents will use a pathway alongside the south end of the site to enter the tower.

Privately-owned publicly accessible space (POPS)

On the southeast corner of the site, at Yonge and Church Street, there will be 672 m² of publicly accessible green space. This space will be designed to seamlessly integrate into the current character of the neighbourhood.
